We build both fixed piling docks and floating systems. A fixed dock sits at a constant height and feels solid underfoot, which suits water that stays at a fairly consistent level. A floating dock rides with the water and holds the same height relative to your boat’s deck, which makes boarding and unloading easier where the tidal swing is larger. Plenty of properties end up with both: a fixed walkway running out to a floating platform or a lift slip.
Because we build the dock and the lift, the two get designed together instead of one being retrofitted onto the other. Lift position is fixed during layout so the pilings and framing carry the load where it lands, and accessories such as lighting, seating, ladders and a cleaning station are framed in rather than added on later. New Dock Construction
Building on the water is not the same as building on land. Salt water, moving tides and wind loading set the requirements, and the part that decides whether a dock lasts is the part below the deck. A new dock starts with an analysis of the seabed and water depth at your shoreline, then pilings driven to refusal depth so the structure stays put through seasonal storms and daily boat traffic. We build residential docks, fixed pier docks, floating dock systems and multi-slip layouts, and we handle commercial marine construction as well.
Permitting is part of the job. Marine construction on this coast answers to city, county, state and federal rules, and the requirements are not the same from one municipality to the next. We file on your behalf and coordinate with the Florida Department of Environmental Protection and the Army Corps of Engineers, so you are not the one working out which agency wants what. Where the shoreline itself needs work first, we also build seawalls and handle seawall repairs.
Size is what usually decides which path a dock takes. The state’s own dock permitting guidance exempts a single private dock of up to 1,000 square feet of over-water surface in canals and outside Outstanding Florida Waters, and drops that to 500 square feet inside an Outstanding Florida Water. Above those, a general permit covers up to 2,000 square feet for one private dock moored to no more than two vessels. Much of the bay water in Manatee and Sarasota counties carries the Outstanding Florida Water classification, so on this coast the working assumption is 500 until somebody establishes otherwise for your address. Getting that wrong at the design stage is the expensive kind of wrong.
Whether you are replacing a dock that has reached the end of its life or putting the first structure on the property, it pays to think the layout through before anything is driven. Owners commonly build extras in at this stage instead of adding them later: LED lighting for night use, integrated benches, storage, fish-cleaning stations, and in some cases an outdoor kitchen or tiki hut. A lift built into the plan keeps the boat out of the water between trips, which is what stops barnacle growth, hull blistering and electrolysis. A pier runs farther out than a typical dock, usually to reach water deep enough to fish, swim or tie up in. Length, deck height and piling spacing are set by the water being crossed, because a shallow flat, a mangrove shoreline and an open bay each load a structure differently. Once a pier is in, most of what needs watching is at the waterline and below it. Pilings lose material where splash and marine borers work on them, fasteners back out under repeated load, and scour can open up around the pilings after a storm. Dock Decking Materials: Composite, Wood and Open Grate
Decking is the part of the dock you see and stand on, and on this coast it is also the surface taking full sun, salt spray and foot traffic year round. Standard wood can splinter, warp and take on marine borers over time, and our water is the worst case for that in the continental United States. The American Wood Protection Association puts everything south of Georgia and along the Gulf coasts in Use Category UC5C, Marine Use Southern Waters, the most severe marine category in the national standard and the only one that adds Martesia and Sphaeroma on top of the borers found in northern and central waters. That is the treatment standard anything structural below the deck has to meet here, and it is a fair question to put to any bidder. We deck in pressure-treated marine lumber, composite and PVC, tropical hardwood, marine-grade aluminum and open grate panels. Which one fits comes down to how the dock gets used, how it looks against the house, and how much upkeep you want to sign up for.
Composite and polymer decking is what many owners move to now, and we build with Trex, TimberTech and WearDeck. Composite boards resist rot, mold and mildew, do not splinter or crack, and hold their color against UV rather than fading out. They are made to stay cooler underfoot in midday sun, which matters on a dock that gets walked barefoot, and the surface is non-slip. Composite comes in a range of colors and board profiles, and it needs no staining or sealing, so upkeep is washing it down.
Pressure-treated marine lumber is still the traditional look and we build it for owners who want it. Ipe and similar tropical hardwoods give a dense, hard-wearing deck with natural grain, and there is an Ipe deck in the project photos below. Marine-grade aluminum shows up where weight and corrosion resistance matter most, such as a gangway running out to a floating platform.
